Many new and under construction homes being marketed have a built-in element that you may not be aware of. Often, the asking price includes the payment of a sales commission, just like you’d find with pre-existing and multiple listed properties. It most likely won’t cost you extra money to gain the benefits of the knowledge that an experienced advocate and advisor provides. Buying a home on your own can be a risky proposition. It’s important to keep in mind that that builder representative is looking after the builder’s interests, not yours.
- They are often not REALTOR®s and, therefore, are not bound by the REALTOR® code of ethics.
- They usually have their own contracts, not the standard NC bar forms that were written to best protect all parties in the transaction. These contracts are written solely to protect the interests of the builder!
- There are many pitfalls involved in having your home built, and you do not want to go without your own “buyer advocate”.
- When homes are in the planning stages there are even more points of negotiation and more pitfalls to avoid.
- A buyer agent can help all parties to reach clear understandings and set reasonable expectations.
- Having your own buyer agent will take away undue stress and heartache.
You can’t know how to advocate for your own best interests if you don’t know what pitfalls exist!
Don’t put yourself into a precarious position- hire a buyer’s agent.
